New Survey Reveals 70% of Movers pick Location over Property

A new survey of more than 1,000 home movers in the UK by HomeStar.co.uk shows that 70% of people felt being in the right neighbourhood was the most important factor when finding a new place to live with only 30% saying that finding the right property was more important.

The findings come at a time when the number of people moving home at the moment is the highest it’s been in the last 10 years with an estimated 370,000 households moving according to research by Lloyd’s bank. That number is up 2 per cent on last year, a trend that is being fueled by record low mortgage rates and high demand for homes, making it easier for movers to take the next step up the housing ladder.

The record number of house hunters in the UK at the moment reveals some surprising stats about the UK property market:

  • Every year, approximately 5% of the population will move to a different city or county in the UK – a whopping 3.5 million people
  • Most people will move a total of eight times in their lifetime. Between the ages of 18 and 30, people will generally move the most, averaging around three to four times

HomeStar’s survey of more than 1,000 people in the UK underscores some interesting insights into what we as a nation value most when moving home:

  • 70% of people we interviewed said they felt location was the most important factor when house hunting
  • The remaining 30% are more likely to prioritise the individual characteristics of a property over where it was located
  • 56% said that it was less than 5 years ago since they last moved home with 17% saying it was within the last year
  • 68% have lived in more than 2 properties in the last 10 years for a period of longer than 3 months
  • 33% said they had lived in the same house for the last 10 years

We asked people that took our survey to rank the following factors on a scale from 1 (not at all important) to 5 (very important) and here’s what they told us was most important when looking for a new place to live based on taking a straight average of the responses between 1 and 5 for each factor:

  • Local Safety (4.25)
  • Local Healthcare (3.77)
  • Attractiveness of Neighbourhood (3.62)
  • Low Road, Rail, Plane Noise (3.52)
  • Commuting Length (3.49)
  • Activities and Amenities (3.39)
  • Investment Opportunities (3.04)
  • Cultural Demographics (2.85)
  • Local Schools (2.82)
  • Age Demographics (2.66)

Almost 3.5 million people in the UK move to a new city or county – so how do they know whether their new neighbourhood suits their needs? Here’s what they told us:

  • 62% talked to friends, family, and colleagues
  • 52% visit property portals like Zoopla and Rightmove
  • 51% check the property out on Google street views and maps
  • 48% visit the property at different times and days
  • 36% talk to estate agents to get their advice
  • 33% read property sections of newspapers and magazines
  • 30% visit online property forums and blogs
  • 28% talk to current tenants or owners in the area
  • 26% look at government sources like crime stats
  • 24% visit local businesses in the area
  • only 13% spoke to former residents who lived there
